what it does, and what it won't
One lead agent and six specialists. They do the digging and the writing. You make the calls.
It all runs inside your own Claude. No website, hosting or SMS to set up. The private owner page we built around it is a separate build, and optional: it's the full system, at the end.
what it doesThe property researcher, the comparables analyst and the costs and rules researcher find the property's facts and past listings, the comparables, what the home costs the owner to hold and your state's rules, with a source and a date on every figure. They search the open web (public listings, market figures, government pages) and use anything you tell them. In chat, Claude does their three jobs itself, one after the other; in Cowork (the desktop app's mode where Claude works through a whole job on its own) and Claude Code (Claude's app for developers), the kit is built to run them side by side. This kit doesn't need either, and there's no coding
what it won'tMake up a comparable or a figure, or log in to a paid data service. Have figures from one? Paste them in. They tell you what they couldn't find
what it doesThe lead puts the research together: a low, likely and stretch with the reason for each, beside the home's own last rent or price if it was listed before, what an empty week costs the owner next to how long homes like theirs take, and a plan if it's slow. Then it stops for you
what it won'tSet the price. You do, and it writes your figure in
what it doesThe writer puts it in your agency's name, the ad tester tries two advertisements on three made-up renters or buyers and scores them (a quick check, not real people), and the checker reads it all as the owner would
what it won'tSend anything to the owner, or name another agency
what it doesA Word document of the appraisal in your agency's name (A4, nine sections; it opens in Word or Google Docs), with highlighted notes to clear before you send it, the same text in the chat, two ad drafts with their scores, and a list of what it couldn't confirm
what it won'tMake a web page, a booking link or an SMS. The private owner page in the video is our own build: the full system guide, on this guide's page, shows what it takes
Before you rely on it, open the listings behind the comparables you lean on. It cites them so you can.
what you need
Six things, and you probably have most of them. The last row is optional.
Pro or Max, from claude.ai (Team and Enterprise work too). Plugins (add-ons you upload to Claude once) don't run on Free. Keep client work on the Claude account on your work email, never one on your personal email. You use it in chat, on claude.ai or the Claude desktop app. A full appraisal is a bigger job than a normal chat, so if you run a lot of them, you may need a higher plan.
set up by: YouThe Claude setting that lets it run add-ons like this one and make the Word document. It's on by default; to check, select your name, then Settings, then Capabilities.
set up by: YouThe Claude setting that lets it look things up on the internet. Here it finds listings, market figures and government pages. Switch it on from the tools menu beside where you type.
set up by: YouOne ZIP from this guide's page, free for your name and email (we'll send you more guides). Leave it zipped. Inside: the lead agent and its playbook, with the checklist the checker runs on every appraisal (the one in the video); six specialists (helper copies of Claude, each with one job); the starter prompt, which is your first message below; and three short guides. The checklist PDF on this guide's page is a different one, for your desk.
set up by: YouAgency name, your name and title, licence, phone, email and your fees, so everything it writes is yours, not mine.
set up by: YouA connector is a link that lets Claude read one of your work apps with your own login. Your CRM's Claude connector, if it has one, and Microsoft 365 or Google (Gmail, Google Drive) let it read the property's details and folder instead of you retyping them. Not needed to run it.
set up by: You, in Customize, then Connectors. Microsoft 365 needs a work account and a one-time approval from your Microsoft 365 administrator; Google usually needs nothing extra (see the last three install steps)install it
Do this once. Tick each step off as you go.
- step 1Check code execution
In Claude, select your name, then Settings, then Capabilities. Check that Code execution and file creation is on: it lets Claude run the kit and make the Word document. It's on by default on Pro and Max, so its switch should already show on.
- step 2Switch on web search
In a chat, open the tools menu beside where you type, and switch on Web search, so Claude can find listings, market figures and government pages. Its switch shows on. On Team or Enterprise, your Claude admin may need to switch on code execution, web search and plugins first, and the menus can look different. On Pro or Max, skip the message below.
For your Claude admin (Team and Enterprise plans):Hi, can you allow plugins, and switch on Code execution and file creation and web search, in our Claude plan? I'd like to add Claire's Appraisal Agent, a free appraisal plugin that comes as a ZIP file.
- step 3Switch off model training
Do this before any client work, so before your first message names an owner or an address. On Pro or Max, select your name, then Settings, then Privacy, and switch off Help Improve our AI models: while it's on, Anthropic, the company that makes Claude, can use your chats to train its models (teach its AI). Its switch shows off. From now on, no thumbs up or down on a client chat: on any plan, that sends Anthropic the whole chat.
- step 4Download the kit
Using Safari on a Mac? Before you download, open Safari's settings, select General, and untick Open "safe" files after downloading, so the kit stays a ZIP. Then, on this guide's page, in the "in this folder" list, select ZIP beside the agent kit. It's free: the download asks for your name and email, and signs you up for more guides. Leave it zipped.
- step 5Open Plugins
In Claude, open Customize in the left sidebar, then Plugins. No Plugins there? You're on Free: plugins need Pro or Max.
- step 6Upload it
Select Add, then Upload plugin, and choose the ZIP file itself, not a folder. Got a folder instead? Change the Safari setting in the Download the kit step, then download the kit again.
- step 7Switch it on
Switch Claire's Appraisal Agent on. It shows in your plugins list, switched on.
- step 8Test it
Start a new chat and paste your first message from below, filled in for a property you know. It worked when Claude asks for anything missing in one message, researches, then stops with a low, likely and stretch and the evidence, and asks you to set the price.
- step 9Optional: connect your CRM
Open Customize, then Connectors, and connect your CRM's Claude connector with your own work login. If your CRM has a Claude connector, an admin in your CRM may need to turn it on for you first. No connector for your CRM? Skip this and paste the property's details into your first message. It worked when, in a new chat, you ask Claude to look up a property you manage and it finds it in your CRM.
- step 10Optional: connect Microsoft 365 or Google
Open Customize, then Connectors, and connect Microsoft 365 or Google (Gmail, Google Drive), whichever your agency uses, with your own work login. Microsoft 365 needs a work account, and the first time anyone at your agency connects it, your Microsoft 365 administrator (often your IT provider) approves it once: send them the message below. Google usually needs nothing extra. It worked when, in a new chat, you ask Claude to find a property's folder you know is in SharePoint or Google Drive, and it finds it.
For your Microsoft 365 administrator:Hi, we're connecting Claude to our Microsoft 365. Before any of us can connect, a Global Administrator needs to approve it once for the whole agency. The quickest way: sign in to Claude, open Customize, then Connectors, connect Microsoft 365, and tick the box to grant access for the whole organisation. No Claude account? Anthropic's help article on setting up the Microsoft 365 connector shows how to do it in Microsoft Entra instead. Thanks.
- step 11Only if Google says Access blocked
Your Google Workspace admin limits outside apps. Send them the message below. Once they've set Claude as a trusted app, connect Google again.
For your Google Workspace admin:Hi, Claude's Google connectors show Access blocked for our accounts. Can you please set Claude as a trusted app in our Google Admin console, under Security, then Access and data control, then API controls, then Manage third-party app access? Thanks.
That's the chat route, on claude.ai or the Claude desktop app, and it's all you need: in chat, Claude does the six specialists' jobs itself, one after the other (they show greyed out in chat; that's expected). It takes longer, and it does the same job. The plugin you uploaded is saved to your Claude account, so there's no second upload: Cowork (the desktop app's mode where Claude works through a whole job on its own) and Claude Code (Claude's app for developers) pick it up when you're signed in to the same account. In Cowork, open the Cowork tab, then Customize, to see it. There, and in Claude Code, the kit is built to run the three researchers side by side. This kit doesn't need either: the website or the desktop app is enough, and there's no coding. Menus move: if yours look different, search Claude's help for plugins, code execution or web search.
your first message
Copy it, fill in the square brackets and send it in a new chat, on the Claude website or the desktop app. Swap the first line (highlighted) for each job; keep the rest every time. In Cowork (the desktop app's mode where Claude works through a whole job on its own) or Claude Code (Claude's app for developers), you can also type /claire-appraisal-agent:appraise followed by the job. This kit doesn't need either, and there's no coding.
Use Claire's Appraisal Agent. My agency's details: [agency name], [your name and title], licence [number, if your state needs it], [phone], [email]. Our fees are [your fees from your agreement]. We include [what you include free]. Research it, give me a low, likely and stretch with the evidence, and show what an empty week costs the owner. I'll set the price.
the three rules it runs on
- The agent researches, a person prices. It gives you the range and the evidence. The figure the owner sees is yours.
- Show what empty costs. What one empty week costs the owner, next to how long homes like theirs take, so the owner chooses with real numbers.
- If it's free anyway, show it. Whatever your agency includes at no cost goes in the appraisal, where the owner can see it, instead of in the fine print.
keep it safe
- A person prices and sends. Never send its range as your price. Set the figure yourself, and it writes yours in. The kit never sends anything.
- Check what you lean on. Open the listing behind every comparable that carries your number.
- Your state's rules come first. Estimates and price advertising are regulated, including underquoting for sales, and the rules differ by state. The kit looks up your own state's rules; our two legal notes, in the small print at the very bottom of this page (on paper, the last page of the setup guide), are written for the ACT. When in doubt, ask your licensee or compliance person. This kit is not legal advice.
- Work accounts only. What you paste, like an owner's name and address, goes into your own Claude account, never to us. Use the Claude account on your work email, never one on your personal email.
- Check where chats are kept. Where Claude stores your chats is set out in Anthropic's privacy policy (Anthropic is the company that makes Claude). Check it fits your agency's own privacy policy before you add any owner's details.
- Switch off model training first. It's the Switch off model training step in install it, before any client work: on Pro or Max (and Free), select your name, then Settings, then Privacy, and switch off Help Improve our AI models. While it's on, Anthropic can use your chats to train its models (teach its AI). Anthropic says Team and Enterprise chats aren't used for training by default.
- No thumbs up or down on a client chat. On any plan, Anthropic says that feedback sends it the whole chat, kept for up to five years, and may be used for training even with the setting off.
- No passwords or app keys. Never paste a password, an app key (the secret code one app uses to connect to another) or a bank login into Claude. The kit never needs one.
the full system optional
You don't need any of this to use the kit. It's what we built around it to give each owner a private page, and it's here if you want to build your own.
The kit does the research and the writing. The private page my team sends owners is our own build around it, and it isn't in the kit: it takes a web host, an SMS service, email and a calendar, and build tools, and Claude is only one part. Building it is a job for someone comfortable with code. The kit itself needs none of this: it runs on the Claude website or the desktop app, with no coding. Here's all of it, so you can build your own.

- step 1Claude
Claude Code (Claude's app for developers, in a terminal or the desktop app), on a paid plan.
- step 2The computer
A Mac or PC you already have, that can stay awake during a job, with Python, Node.js, Playwright and your host's command line tool.
- step 3Hosting
One private project per appraisal, every page behind its own passcode, with a rate limit on wrong guesses.
- step 4Email and calendar
A sending mailbox in Microsoft 365 or Google, and an app connection limited to only the mailboxes and calendars it needs. Send a test email and book a test meeting.
- step 5SMS
An Australian number, with its app keys (the secret codes your pages use to send texts) kept in the host's encrypted settings, never in a page.
- step 6Data
Decide where comparables come from, and check each source's terms of use.
- step 7Your content
Brand, headshots, fees, inclusions and fillable agreements. Your licensee approves the agreement wording.
- step 8The template and the playbook
The page template, the builder, the passcode gate, the booking functions and the checks. Then the playbook: the steps, your standing decisions, who approves what.
- step 9A full test
On a made-up property: wrong passcodes are refused, the booking lands, the alerts arrive, it works on a phone.
things to get right
- Security. Every owner's page behind its own passcode, sent separately from the link, with repeated wrong guesses refused. App keys (the secret codes that connect your apps) live in the host's encrypted settings.
- Compliance. Your licensee signs off the price approach, the advertisement and the agreements, and the page follows your state's rules on estimates and advertising.
- Data. Respect every source's terms, and credit open map data as its licence asks.
- Privacy. An owner's page is never public and never indexed.
- A person signs off. Claude researches, drafts, builds and checks. A person at your agency prices, approves and sends.
